This study examines an area in Düsseldorf-Golzheim, near the Düsseldorf-Nord tax office and bounded by Kennedydamm, the main northbound traffic artery. It focuses on the contradiction between an acute housing shortage and building stock that has been run down through speculation, on the one hand, and the steady redensification of commercial areas, on the other. Unlike the housing stock demanded by politicians, these commercial spaces are not required on this scale and remain largely vacant.
The commodification of land and housing in this sense is increasingly proving to be the downfall of the urban structure.
